Why do I need a special permit or variance?

The most common reason Board of Zoning Appeals approval is needed is because the existing structure you intend to alter does not meet setback or other dimensional requirements as set forth in the Weymouth Zoning Ordinance. Therefore, in order to "alter, change, or extend a pre-existing non-conforming structure", you may need relief from the ordinance in the form of a special permit or variance. Usually residents are referred to the Board by the Inspector of Buildings upon application for a building permit.
