How much frontage is required?

Frontage is the lot line separating a lot from the street layout line. The minimum required frontage depends on the zoning district in which a property is located as well as the proposed use. In general, each lot in an R-1 Low-Density (Single-Family) Residential district, the most common zoning district in Weymouth, must have a front line not less than 40 feet unless otherwise stated in the Town's Schedule of District Regulations. Additionally, for lots in existence since 1985, in the R-1, R-3 and R-4 zones, the minimum frontage is 72 feet if the lot is to be subdivided into three or more lots based on the percentage of the minimum 120-foot lot width (Zoning Ordinance Section 120-59.1). The minimum required frontage in the R-2 zoning district is 75 feet (See Zoning Ordinance Table 1 – Schedule of District Regulations).
