What is a plot plan?

A plot plan is prepared and certified by a registered land surveyor or professional engineer, showing a property’s lot area, boundary lines, the locations of existing structures (i.e., houses, decks, driveways, fences, garages, parking spaces, pools, sheds, etc.), and the dimensions along the front, rear, and sides of each structure.  

Plot plans should not be confused with mortgage inspection plans, which are prepared and used for lending purposes. A mortgage inspection plan uses tape measurements to sketch a property’s existing buildings and structures. It may not accurately reflect the property’s true dimensions. In addition, a mortgage inspection plan typically contains a disclaimer that the plan “is not intended or represented to be a land or property survey.”
